Dear Association Member,
2026 Budget and Annual Assessment
Enclosed (below) are your materials for the 2026 assessment cycle, including the newsletter, annual invoice and the 2026 Budget. Please take a moment to review what is here. As a result of what transpired in 2025, the Association has been placed in a precarious financial situation. However, through the commitment and support of our volunteers, we have survived, and we are now positioned to proceed with a responsible financial plan for 2026.
Our 2026 objective is simple: Return to fiscal stability and accountability.
Our Budget is balanced and tight:

Expense: No major capital projects are planned. The Association will focus on routine operations, essential repairs, and satisfying the remaining obligations carried over from 2025.

Income: Like many other POA’s founded in the 1960s–1970s, we operate with very low regular assessments. Income from real-estate resale certificates is currently low due to low turnover of properties. As a result, more than 70% of our annual income depends on voluntary contributions. We have shown our ability to operate successfully in this way in prior years, and this is how neighboring POA’s operate.
Budget-based Assessment. This year’s elective assessment is $99 per owner. Please do consider contributing more if you are able, especially if you own multiple properties, or use the pool. For reference, the average association dues in Comal County are $1,400/year per property. We don’t ever want to be a high budget association, nor an intrusive association, but we want to keep operating and providing basic services per your deed restrictions. In 2024, Members generously contributed $53,382 by elective assessment, and we would like to meet that same target this year.
We will pursue a meaningful fundraiser later this year: a commemorative engraved brick pathway, which will bring in some outside funding to support our Association.
